NOTICE OF SHERIFF’S SALE
NOTICE is hereby given that pursuant to an Alias Special Execu--tion and Order of Sale with Appraisement issued out of the Dis--trict Court of Muskogee County, Oklahoma, on the 3rd day of July, 2017, directed to me, the Sheriff of Muskogee County, Oklahoma, commanding me to levy and sell with appraise--ment the following described real property situated in Muskogee County, Oklahoma to--wit:
Lot 1, Block 4, Grand View Heights First Addition to the City of Muskogee, Muskogee County, Oklahoma, according to the official plat thereof. ("Real Property")
to satisfy the Plaintiff, The LC Neel Revocable Trust by its Trustee, Patricia Neel’s ("Trust") judgment in rem against the Real Property and in personam against the Estate of Callie Geraldine Crawford, in the principal sum of $16,618.48 as of July 1, 2014, together with interest at 9.00% ($3.98 per diem) which totals interest of $3,896.92 as of February 6,2017, plus interest thereafter at 9.00% ($3.98 per diem), until paid, which debt is adjudged to be secured by the mortgage identified
fied in Plaintiffs Petition, plus reasonable attorneys' fees to be set by the Court on application, plus the costs incurred under theMortgage to preserve the Real Property in the sum of $17,587.15 advanced as of the date of the renewed Motion for Summary Judgment, plus addi-tional advances after that date (including, without limitation, costsof abstracting), plus accrued interest on the advances at 9.00% from the Petition date or when the Advances were made, together with pre and postjudg-ment interest at 9.00% from the date of the filing of the Petition or the date of the Advance, plus costs of this action, and all necessary funds advanced by Plaintiff accrued and accruing hereafter through com-pletion of this action.
I will, on the7th day of September at the hour of 10:00 o’clock A.M. of said day at Foyer of the Muskogee County Courthouse in the City of Muskogee, Oklahoma, offer for sale and sell to the highest bidder for cash in excess of two-thirds (2/3) of the appraised value of said property above described or so much thereof as will satisfy the judgement of The LC Neel Revocable Trust by its Trustee, Patricia Neel, Plaintiff above-named, together with attorney’s fees, interest and all costs accrued and accruing. The
appraisement of the Real Property is $75,000.00.
