NOTICE OF SHERIFF’S SALE
Notice is hereby given that in pursuance of a Special Execution and Order of Sale with Appraisement issued out of the District Court of Muskogee County, Oklahoma on the 11th day of April, 2017, in an action wherein the United States of America, acting by and through the Rural Housing Service, United States Department of Agriculture, was the Plaintiff and Jeff Wayne Hazelwood, J. Doe Spouse of Jeff Wayne Hazelwood, Margaret A.
Hazelwood, J. Doe Spouse of Margaret A. Hazelwood, Occupants of the Premises and Liberty Credit of Muskogee, Oklahoma, were Defendants, directed to me, the undersigned Sheriff of Muskogee County, Oklahoma, commanding me to levy upon and sell the following described property in Muskogee County, Oklahoma, to-wit:
Lot 5 in Block 1 of SHADY ACRES SUB--DIVISION PHASE 2, a subdivision of the west 599.40 feet of the south half of the SE/4 of the NW/4 of the SW/4 of Section 1, Township 15 North, Range 19 East of the Indian Meridian, Muskogee County, State of Oklahoma. (Property address: 510 Straight Street, Fort Gibson, OK 74434)
to satisfy a judgment and decree of mortgage foreclosure infavor of said Plaintiff and against Jeff Wayne Hazelwoodand Margaret A. Hazelwood, Defendant, obtained and made in the District Court, Muskogee County, Oklahoma on the 10th day of April, 2017, on its cause of action wherein said Court found there was due the sum of $111,081.70, plus interest accruing at the rate of 4.6250% and $11.24 per diem from February 12, 2015, until date of judgment and there-after at the statutory rate; plus court costs; a reasonable attorney’s fees in the amount of $850.00, including expenses of foreclosure and sale; and for all subsequent advances by Plaintiff,
if any, for taxes, insur- ance premiums, or expenses necessary for the preservation of the subject property, and for all costs of this action. I will on the 15 day of June, 2017, at the hour of 10:00 o’clock a.m. of said day at the Sheriff’s Office in Muskogee County, Oklahoma, offer for sale and sell to the highest bidder for cash, the said property above described, or as much thereof as will satisfy said judgment with interest, costs and attorney’s fees accrued and accruing. This property has been appraised at $75,000.00
